Southeastern Kentucky — Land and commercial interest to start the year
The first few weeks of the year brought more serious inquiries on land and small commercial than I expected. A lot of it is from buyers who are willing to drive for the right deal—they've been watching the region and are ready to move when something fits.
Land is moving where the numbers make sense. Timber ground, pasture, and smaller tracts with road frontage are getting the most interest. Sellers who have clear title and a realistic ask are getting looks; the ones that have been on the market for a year with no price change are still sitting. If you're sitting on land and have thought about selling, it's worth a fresh conversation. The buyer pool isn't huge, but it's active.
On the commercial side, we're seeing interest in smaller retail and office—single-tenant or small multi-tenant—and the occasional industrial or warehouse user looking for something off the beaten path. Cap rates and price per square foot are still the main levers; buyers are doing their homework.
I'm watching inventory and how quickly new listings get under contract. So far the pattern is the same as late last year: good product priced right doesn't last long. If you're considering a listing in Southeastern Kentucky in the first half of the year, getting your ducks in a row now will put you ahead of the usual spring push.
